This Indenture made the twenty Sixth day of July in the year of our Lord one
thousand Seven hundred and thirty Eight Between Hans Graff of Earl town in the
County of Lancaster Province of Pennsylvania yeoman and Susanna his Wife of
the one Part and Peter Graff Eldest Son and heir at Law of the said Hans and
Susanna of the other Part, Whereas John Penn Thomas Penn and Richard Penn
Esquires true and absolute Proprietaries and Governors in Chief of the said
Province by their Letters Patent duly had and Executed under the hand of the
said Thomas Penn and Great Seal of the said Province bearing date the
Eighteenth day of November Anno Domini 1737 Reciting as therein is recited and
for the Consideration therein mentioned Did Grant and Convey unto the
Abovenamed Hans Graff and to his heirs and Assigns forever Fourteen Hundred
and Nineteen Acres of Land with Allowances of Six PerCent for roads and
highways under the yearly quit rent of one English Shilling Sterling for every
hundred Acres thereof and Proportionally for the Nineteen Acres to be Paid to
the said Proprietaries their heirs and Successors on the first day of March
Every year in the Town of Lancaster or Value thereof in Coin Current according
to the Exchange as shall then be between the said Province and City of London
to such Person or Persons as shall be from time to time appointed to Receive
the same as therein is recited as by the said Patent Recorded in the Office
for Recording Deeds for City and County of Philadelphia in patent Book A Vol 8
pages 292 as may appear, Now this Indenture Witnesseth that the said Hans
Graff and Susanna his Wife as well for and in Consideration of the Love and
Affection where they have and bear to their said beloved Son and of the Sum of
twenty Pounds Good Lawful Money of the said Province to them in hand paid by
the said Peter Graff before the Sealing and delivery hereof the Receipt
whereof they do hereby Acknowledged and thereof doth acquit and forever
discharge the said Peter Graff his heirs and Assigns by these Presents, Have
Granted Bargained Sold Aliened Enfeoffed and Confirmed and by these Presents
Do Grant Bargain Sell alien Enfeoff and Confirm unto the said Peter Graff his
heirs and Assigns All that Piece or Parcel of Land (Part of the above
described Piece) Situate in Earl town aforesaid Beginning at a Post in the
line of the land of Hans Graff thence South Sixty degrees East one hundred
fifty two perches to a post thence by land of Harry Bear South South West
forty perches thence West thirty four perches to a black oak, thence by Land
of Peter Good South two hundred perches to a post thence west one hundred and
half perches to a black oak thence West by South thirty three Perches to a
Spanish Oak thence North Eight Degrees East three hundred and forty two
perches to the place of beginning, Containing two hundred acres with
Allowances of Six Percent, Together with all and Singular the houses outhouses
barns Stables Orchards Gardens Ways Water Watercourses rights Liberties
Privileges hereditaments Appurtenances whatsoever thereunto belonging or in
any wise Appertaining, And also the Reversions Remainders Rents Issues and
Profits thereof also the Estate Rights title Interest Claim demand whatsoever
of them the said HansGraff and Susannah his Wife of in and to the hereby
granted and bargained premises and Every Part thereof To Have and to hold the
said two hundred acres of Land and Premises hereby granted with their and
every of their Appurtenances the said Peter Groff his heirs and assigns to the
only proper use and behoof of him the said Peter Groff his heirs and assigns
forever Under the yearly quit rent hereafter accruing for the same Land to the
Chief Lord or Lords of the fee thereof off(?) right Accustomed And the said
Hans Groff and his heirs the said two hundred Acres of Land hereditaments and
Premises hereby granted or mentioned so to be Every part thereof with the
Appurtenances the said Peter Graff his heirs and Assigns against the said Hans
Graff and Susanna his Wife and their heirs and against all and every other
person and persons whatsoever Claiming or to Claim by from or under him them
or any of them shall and will warrant and forever defend by these presents,
And the said Hans Graff for himself and the said Susanna his wife and for his
heirs and assigns by these Presents that they the said Hans Graff and Susannah
his Wife and their heirs and all and every other Person or Persons whomsoever
Claiming or that Shall or May at any time or times hereafter to have or Claim
any Estate Right Title Interest of in or to the said two hundred Acres of Land
and Premises hereby granted or any part thereof by from or under him them or
any of them shall also from time to time and at all times hereafter at the
request cost and charges in the Law of the said Peter Graff his heirs or
Assigns made Execute and Acknowledge or Cause so to be all and further other
reasonable act and acts deed and deeds device and devises in the Law for the
further and better assurances confirmation of the said two hundred acres of
Land and Premises hereby granted being a part thereof with the Appurtenances
unto the said Peter Graff of his heirs and Assigns as by him or them or by his
or their Councel learned in the Law shall be reasonably devised adorsd(?) and
required. In Witness whereof the said Parties to these Presents have
interchangeably set their hands and Seals dated the day and year first above

The 24th day of November in the Year 1740 Came before me Emanuel Carpenter
one of the Justices of the Peace for the County of Lancaster the within named
Hans Graff and Susanna his Wife and brought with them this Indenture and
Acknowledged the within Deed to be their act and desired that the same might
be recorded. Witness my hand and Seal the day and year first above written.
