This Indenture made the twenty sixth day of July in the Year of our Lord one
thousand Seven hundred and thirty Eight Between Hans Groff of Earltown in the
County of Lancaster and Province of Pennsylvania yeoman and Susanna his Wife
of the one part and Mark Groff one of the Sons of the said Hans and Susanna of
the other Part, Whereas John Penn Thomas Penn and Richard Penn Esquires true
and absolute Proprietors and Governors in Chief of the said Province by their
Letters Patent under the hand of the said Thomas Penn and Great Seal of the
said Province bearing date the Eighteenth day of November Anno Domini 1737,
Reciting as therein is recited and for the Consideration therein mentioned Did
Grant and Convey unto the above named Hans Groff and to his heirs and Assigns
forever fourteen hundred and nineteen Acres of Land with Allowance of Six
Percent for Roads and highways Under the yearly quit rents of one English
Shilling Sterling for every hundred Acres thereof and proportionally for the
nineteen Acres to be paid unto the said Proprietarys their heirs and
Successors on the first day of March Every Year in the town of Lancaster or
Value thereof in Coin Current according as the Exchange shall then be between
the said Province and the City of London to such Person or Persons as Shall be
from time to time appointed to Receive the Same as therein is specified and by
the said Patent recorded in the Office for Recording of Deeds for the City and
County of Philadelphia in patent Book A Vol 8 page 292 etc appears, Now this
Indenture Witnesseth that the said Hans Groff and Susanna his Wife as well for
and in Consideration of the Love and Affection which they have and bear to
their Well beloved Son and Sum of twenty Pounds Good Lawful money of the said
Province to them in hand Paid by the said Mark Groff before the Sealing and
Delivery of these Presents the receipt whereof they do hereby acknowledge and
thereof doth Requite and forever discharge said Mark Groff his heirs and
assigns by these presents, have Granted bargained sold aliened Enfeoffed and
Confirmed and by these Presents Grant Bargain Sell alien enfeoff and Confirm
unto the said Mark Groff and his Heirs all that Piece or Parcel of Land (Part
of the above described tract) situate in Earltown aforesaid Beginning ata
White Oak a Corner of Samuel Goff's Land thence North by West three hundred
and thirty nine Perches to a Stone another Corner thence East by North one
hundred perches to a heap of stones thence South by East three hundred and
thirty nine Perches to a heap of stones thence by Land of Conrad Root West by
South one hundred Perches to the Place of Beginning, Containing two hundred
Acres with allowance of six percent be the same more or less, Together with
all and Singular the houses Outhouses barns Stables Orchards Gardens Ways
Waters Water courses rights Liberties Privileges hereditaments and
Appurtenances whatsoever thereunto belonging or in any wise Appertaining and
also the reversions and remainders Rents Issues and Profits thereof and all
the Estate right title Interest Claim and Demand whatsoever of them the said
Hans Groff and Susanna his Wife of in and to the hereby Granted and bargained
Premises with their appurtenances and every part thereof, To Have and to hold
the said two hundred acres of Land and Premises hereby granted with their and
every of their appurtenances unto the said Mark Groff his heirs and assigns
forever, To the only proper use and behoof of the said Mark Groff his heirs
and Assigns forevermore, Under the Yearly quit rent hereafter accruing for the
same land to the Chief Lord or Lords of the Fee thereof of Right Accustomed,
And the said Hans Groff and his heirs the said two hundred Acres of land
hereditaments and Premises hereby Granted or mentioned so to be and every part
thereof with the Appurtenances unto the said Mark Groff his heirs and Assigns
against the said Hans Groff and Susanna his Wife and their heirs and against
all and every other Person and Persons whatsoever claiming or to claim by from
or under him them or any of them shall and will warrant and forever defend by
these presents, And the said Hans Groff for himself and the said Susanna his
Wife and for his heirs Executors and Administrators doth Covenant Promise and
Grant to and with the said Mark Groff his heirs and assigns by these presents
that the said Hans Groff and Susanna his Wife and their heirs and all and
every other Person and Persons whomsoever Claiming or that shall or may at any
time or times hereafter to have or Claim any Estate right title or Interest of
in or to the said two hundred Acres of Land and Premises hereby Granted or any
Part thereof by from or under him them or any of them shall and will from time
to time and at all times hereafter at the Reasonable Request Costs and Charges
in the law of the said Mark Groff his heirs and Assigns make Execute and
acknowledge or cause to be all and every such further and other reasonable act
and acts deed and deeds devise and devises in the law whatsoever for the
further and better assurance and confirmation of the said two hundred acres of
land and Premises hereby granted and every part thereof with the Appurtenances
unto the said Mark Groff his heirs and assigns as for him or them or by his or
their Councel learned in the Law shall or reasonably devise advise or require.
In Witness thereof the said Parties to these Presents have interchangeably
set their hands and seals dated the day and year first above written. Hans

The 24th day of November in the Year 1740 came before me Emanuel Carpenter
one of the Justices of the Peace for the County of Lancaster the within named
Hans Groff and Susanna his wife and acknowledged the within Indenture to be
their deed being separately examined and desired that the same might be
recorded. Witness my hand and Seal the day and year first above written.
