of Lancaster County, 200 acres Earl Township. Part of 1419 acres
patented 18 Nov 1737 to Hans Graffe decd. Heirs listed: Widow, Susanna
Graffe; Peter Graffe & wife Barbara; Samuel Graffe & wife Christina; Mark
Graffe & wife Anna; Daniel Graffe & wife Maria; Hans Graffe & wife Elizabeth;
Peter Good who married Anna one of daughters; Henry Landus & wife Fronika, one
of daughters; Mary Kry, widow, one of daughters. Hans by will dated 8 Nov

This Indenture made the Twenty Sixth day of July in the year of our Lord one
Thousand seven hundred and thirty eight Between Hans Groff of Ear Town in the
County of Lancaster and Province of Pennsylvania yeoman and Susannah his Wife
of the one part and Samuel Groff Son of the said Hans Groff and Susanna of the
other part, Whereas John Penn Thomas Penn and Richard Penn true and Absolute
Proprietaries and Governor in Chief of the said Province by their Letter
Patent had executed under the hand of the said Thomas Penn and great Seal of
the said Province bearing date the Eighteenth day of November Anno Domini 1737
Reciting as therein recited and for the Consideration therein Did Grant and
Convey unto the above named Hans Groff and to his Heirs and Assigns forever
Fourteen hundred and nineteen Acres of Land with Allowance of Six Per Cent for
Roads and Highways under the yearly Rent of one English Shilling Sterling for
every hundred Acres thereof and so proportionally for the nineteen Acres to be
paid to the said Proprietaries their Heirs and Successors on the first day of
March Every Year in the town of Lancaster or Value thereof in Coin Current
according to the Exchange as shall then be between the said Province and the
City of London to such Person or Persons as shall be from time to time
Appointed as by the said Patent Recorded in the Office for Recording of Deeds
in the City and County of Philadelphia in patent Book A Vol 8 Page 292 etc as
may at large appear, Now this Indenture Witnesseth that the said Hans Groff
and Susanna his Wife as well for and in the Consideration of the Love and
affection which they have and bear to their well beloved Son and of the Sum of
twenty Pounds Good Lawful Money of the said Province to them in hand Paid by
the said Samuel Groff before the Sealing and Delivery of these Presents the
receipt whereof they do hereby acknowledge and thereof doth acquit and forever
discharge the said Samuel Groff his heirs and Assigns by these Presents, Have
Granted bargained sold aliened Enfeoffed Confirmed and by these Presents Do
Grant bargain sell alien Enfeoff and Confirm unto the said Samuel Groff his
heirs and Assigns by these Presents all that Piece or Parcel of Land (part of
the above described Piece) situated in Earl town aforesaid Beginning at a
white oak a Corner of Christopher Winger's Land thence Easy by North one
hundred and nine Perches to a stone a corner of Mark Groffs Land, thence by
said Same Land South by East three hundred and thirty nine Perches to a White
Oak another Corner of Mark Graf's Land, thence by the land of Hand Rudolph
Negley West by South one hundred and nine Perches to a post, thence by Land of
the said Winger North by West three hundred and thirty nine Perches to the
Place of Beginning, Containing two hundred and nineteen acres with allowance
of Six Percent be the Same more or Less, Together with all and Singular the
houses outhouses Barns Stables Orchards Gardens Ways Waters Water courses
Rights liberties Privileges hereditaments and Appurtenances whatsoever
thereunto belonging or in any wise appertaining, and also the reversions and
remainders Rents Issues Profits thereof and all the Estate right title
Interest Claim and Demand whatsoever of them the said Hans Groff and Susanna
his Wife of in and to the Premises hereby granted and bargained and every part
thereof, To Have and to hold the said two hundred and nineteen acres of Land
and Premises hereby granted with their and every of their Appurtenances unto
the said Samuel Groff his heirs and assigns to the only proper use and behoof
of the said Samuel Groff his heirs and assigns forever, Under the yearly quit
rent hereafter accruing for the same land to the Chief Lord or Lords of the
fee thereof of Right Accustomed, And the said Hand Groff and his heirs the
said two hundred and nineteen acres of Land hereditaments and Premises hereby
Granted or mentioned so to be and Every Part thereof with the Appurtenances
unto the said Samuel Groff his Heirs and Assigns against the said Hans Groff
and Susanna his Wife and their heirs and against all and Every other Person
and Persons whatsoever claiming or to claim by from or under him them or any
of them shall and will warrant and forever defend by these presents, And the
said Hans Groff for himself the said Susanna his Wife and for his heirs
Executors and Administrators doth Covenant Promise and Grant to and with the
said Samuel Groff his heirs and Assigns by these Presents that they the said
Hans Groff and Susanna his Wife and their heirs and all and Every other Person
and Persons whomsoever claiming or that shall or may at any time or times
hereafter to have or claim any Estate Right title or Interest of in or to the
said two hundred and Nineteen Acres of Land and Premises hereby Granted or any
Part thereof by from or under him them or any of them shall and will from time
to time and at all times hereafter at the reasonable request and Charges in
the Law of the said Samuel Graff his heirs and Assigns make Execute and
Acknowledge or Cause to be all and Every such further and other reasonable Act
and Acts Deed and Deeds Devisee and Devises in the law whatsoever for the
further and better assurance and Confirmation of the said two hundred and
nineteen acres of land and Premises hereby Granted and Every part thereof with
the Appurtenances unto the said Samuel Groff his heirs and Assigns as by him
or them or by his or their Counsel learnt in the law shall be reasonably
Devised Advised or Request. In Witness whereof the parties to these Presents
have interchangeably set to their Hands and Seals Dated the day and year first

Sealed and Delivered in the presence of us, Andrew Moseman, Zach Buleher.
The 14th day of November 1740 Came before me Emanuel Carpenter one of the
Justices of the Peace for the County of lancaster the within named Hans Groff
and Susannah and brought with them this Indenture and acknowledged this as
their deed and desired that the same might be recorded being separately
examined. Witness my hand and seal the day and year first above written.
