This Indenture made the second day of April Anno Domini one thousand seven
hundred and ninety eight Between Jacob Musser of Lampiter Township in
Lancaster County state of Pennsylvania Yeoman of the one part and Henry
Hartman of the said Township and County of the other part, Whereas the said
Jacob Musser in and by his certain obligation or writing obligatory under his
hand and seal bearing date equal with these presents stands bound unto the
said Henry Hartman in the sum of Two thousand four hundred and twenty eight
pounds in Gold and Silver coin lawful money of Pennsylvania conditioned for
the payment of Twelve Hundred and fourteen pounds of like lawful money on the
first day of April next ensuing the date hereof with Lawful Interest for the
same as in and by the said obligation and condition thereof, reference being
thereunto had more fully and at large appears, Now this Indenture Witnesseth
that the said Jacob Musser for and in Consideration of the aforesaid debt or
sum of Twelve hundred and fourteen pounds and for the better securing the
payment thereof unto the said Henry Hartman his heirs executors Administrators
and assigns in discharge of the said obligation and in Consideration of the
further sum of five shillings by the said Henry Hartman to the said Jacob
Musser in hand paid at the ensealing and delivery of these presents, the
receipt whereof is hereby acknowledged, Hath granted bargained sold released
and confirmed and by these presents Doth grant bargain sell release and
confirm unto the said Henry Hartman and to his Heirs and assigns all that
certain tract or parcel of land situate in the said Township of Lampeter

confirmed to the said Jacob Musser in fee as in and by his Indenture of the
present date herewith as by the same now produced intended to be recorded doth
at large appear, Together with all and singular the Houses Outhouses Buildings
Barn Stables Gardens Orchards Improvements Ways Woods Waers Righte Liberties
privileges Hereditaments and Appurtenances whatsoever thereunto belonging or
in anywise appertaining and the reversions remainders rents issues and profits
thereof To have and to hold the said Two tracts or parcels of lands
hereditaments and premises hereby granted or mentioned or intended so to be
with the appurtenances unto the said Henry Hartman his Heirs and Assigns to
the only proper use and Behoof of the said Henry Hartman his Heirs and assigns
forever, Provided always nevertheless that the said Jacob Musser his Heirs
Executors Administrators or Assigns shall and do well and truly pay or cause
to be paid unto the said Henry Hartman his Heirs Executors Administrators
assigns the aforesaid debt or sum of Twelve hundred and fourteen pounds on the
day and time herein before mentioned and appointed for the payment thereof
with lawful Interest for the same according to the Condition of the last
recited obligation without fraud or further delay and without any Deduction
defalcation or abatement to be made of any thing for or in respect of any
whatsoever, That then and from thenceforth as well this present Indenture as
the Estate hereby granted of the said recited obligation shall cease determine
and become absolutely void to all interests and purposes whatsoever any thing
herein contained to the contrary in any wise not withstanding. In Witness

to be his act and deed and desired the same might be recorded according to

(At LCCH this book of deeds is available as both a book and on microfiche,
but the first several pages of the book are torn and missing. So the only
copy of page 1 is microfiche, and due to lens magnification problems I was
unable to make a copy (or, if I had, it would have been ten shots per page).
Further, the first pages in the fiche version were also torn and sort-of
placed side-by-side, but (1) page 1 has a missing strip between the two
remaining pieces, and (2) page 2 has part missing from top and bottom and was
mis-aligned before capturing for the fiche. So this deed is an approximation,
best available by me.)
This Indenture made the second day of the fourth month in the year of our
Lord one thousand seven hundred and ninety eight, between Henry Hartman of
Lampiter Township in Lancaster County and Commonwealth of Pennsylvania Yeoman
and Mary his Wife of the one part and Jacob Musser of said Township and County
Yeoman of the other part, Witnesseth that the said Henry Hartman and Mary his
Wife for and in consideration of the sum of Two thousand one hundred and sixty
four pounds and ten pence half penny in gold and solver coin current money of
said Commonwealth to them in hand paid by Jacob Musser at and before the
ensealing and delivery of these presents the receipt and payment whereof they
do hereby acknowledge and thereof acquit and discharge the said Jacob Musser
his Heirs Executors and administrators by these presents, have and each of
them hath granted bargained sold aliened enfeoffed released and confirmed and
by these presents Do and each of them Doth grant bargain sell alien enfeoff
release and confirm unto the said Jacob Musser and his heirs all that Messuage
Plantation and Tract of Land on which the said Henry Hartman dwells situate in
Lampeter Township and County aforesaid bounded as follows, to wit, Beginning
at a stone in a lien of George Gressters Land thence up and crossing Mill
Creek North seven degrees East twenty six perches to a Wild Cherry Tree on the
south west side thereof thence up the same the several courses thereof and
about one perch distant therefrom one hundred and four perches to a post on
the old line of said James Gibbons land, thence by the same North seventy
three degrees and one quarter East one hundred and thirty two perches to a
stone corner of Theophilus Hartmans Land, thence South three degrees and a
half west seventy five perches and eight tenths of a perch to a cherry tree
near the Provincial Road, thence up the same South eighty four degrees and one
quarter East twenty five perches to a post in a line of Friends Meeting House
land, thence by the same and crossing the Public Highway South seven degrees

Conveyance of the thirtieth of January 1768 did grant release and confirm unto
the said Henry Hartman in fee as in and by the same Indenture Recorded in the

3 page 147, may at large appear, Together with all and singular the Houses
Buildings Improvements Ways Woods Waters Water courses Righte Liberties
Privileges Hereditaments and Appurtenances whatsoever thereunto belonging or
in any wise appertaining, and the reversions and remainders rents issues and
profits thereof, and all the Estate Right Title Interest Property Claim and
Demand whatsoever of them the said Henry Hartman and Mary his Wife in Law or
Equity or otherwise howseoever of in to or of the same, To have and to hold
the said messuage or Tenement and Two tracts and Parcels of lnad containing
both together and in the whole Eighty six acres and ninety perches of land
Hereditaments and Premises hereby granted with the appurtenances unto the said
Jacob Musser his heirs and assigns, to the only proper use and behoof of him
the said Jacob Musser his Heirs and Assigns forever, Under and Subject to a
proportional part of the yearly quit rent hereafter accruing to the Chief Lord
of the fee thereof, and the said Henry Hartman for himself his heirs executors
and administrators doth covenant promise grant and agree to and with the said
Jacob Musser his heirs and assigns by these presents that he the said Henry
Hartman and his Heirs the said above mentioned and described Messuage or
Tenement and two Tracts and parcels of Land containing both together and in
the whole Eighty six acres and ninety perches of land hereditaments and
Premises hereby granted (or mentioned or intended so to be) with the
appurtenances unto the said Jacob Musser his Heirs and assigns against him the
said Henry Hartman and his Heirs and against all and every other Person and
Persons whomsoever lawfully claiming or to claim by or any or either of
them shall and will warrant whereof the said Henry presents set

Lancaster Co SS. Personally appeared before me the Subscriber one of the
Justices of the Peace in and for said County Henry Hartman and Mary his Wife
and acknowledged the above Indenture to be their act and deed and desired the
same might be recorded as such the said Mary being of full age and by me
privately and apart examined voluntarily thereto did consent the contents
being first made known to her. In Testimony whereof I have hereto set my hand

Jacob Musser and Christian Hartman Executors of the last Will and Testament
of Peter Musser late of Lampeter Township decd having stated and filed in the
Registrers Office at Lancaster their Administration Account on the Estate of
the said decd and legal notice thereof being given by the said Register the
same is now produced to the Court for Confirmation, whereby it appears that
the said Account was duly passed by the said Registrar and that there remains
in the hands of the same Accountants a Balance of 1745 pounds 18 shillings 1
pence. The Court on due examination thereof and advisement had thereon
approve of and Confirm the Same, and direct that the Balance after deducting
therefrom 11/3 the expences of this Court, the remainder thereof amounting to
1745..6..10 be paid and distributed agreeably to the Will of the Testator.

This Indenture made the fifteenth day of December in the year of our Lord
one thousand eight hundred and nine Between John Landis of the Township of
Lampiter in the County of Lancaster and State of Pennsylvania yeoman and Ann
his wife Henry Landis of the said Township of Lampiter in the County of
Lancaster aforesaid yeoman and Mary his wife and Abraham Landis of the
Township of Lampiter aforesaid yeoman and Ann his wife of the one part, and
Jacob Musser, Henry Musser and John Landis all of the said Township of
Lampiter in the county of Lancaster aforesaid yeoman of the other part,
Witnesseth that the said John Landis and Ann his Wife Henry Landis and Mary
his wife and Abraham Landis and Ann his Wife for and in consideration of the
Sum of Three hundred Pounds lawful Money of Pennsylvania to them I hand well
and truly paid by the said Jacob Musser Henry Musser and John Landis at or
before the ensealing and Delivery of these Presents (the Receipt and Payment
whereof they the said John Landis and Ann his Wife, Henry Landis and Mary his
wife and Abraham Landis and Ann his wife and each of them do hereby
acknowledge and thereof do acquit release and discharge the said Jacob Musser
Henry Musser and John Landis their Heirs Executors Administrators and assigns
by these Presents, have and each and every of them hath granted bargained sold
aliened enfeoffed released and confirmed and by these Presents do and each and
every of them doth grant bargain sell alien enfeoff release and confirm unto
the said Jacob Musser Henry Musser and John Landis their Heirs and Assigns all
that certain Piece or Parcel of land situate and being in the Township of
Drumore in the County of Lancaster aforesaid bounded and described as follows
to wit, Beginning at a marked white oak sapling and from thence extending by
other lands of the said Jacob Musser Henry Musser and John Landis north by
east sixty six perches to a marked Black Oak and north thirty degrees west
fifty perches to a poplar tree, thence west by south ten perches to a marked
black oak thence South by east fifty perches to a Black oak, thence South West
by south ten perches to a post thence south south west sixteen perches to a
white oak thence south by west twenty four perches to a thence
Southwestwardly sixty three perches, thence Eastwardly twelve perches, thence
northeastwardly thirty perches thence northwardly thirty eight perches along
the line of Landis late of James Patterson until it intersects a line drawn
west north west from the said Beginning white oak, containing by Estimation
Twenty five Acres and the usual allowance at the rate of six acres per cent
for Roads and Highways (be the same more or less) It being part of a larger
tract of Land containing One hundred and eighty seven Acres and forty perches
and the usual allowance which the Commonwealth of Pennsylvania by patent under
the hand of John Cochran Esquire Secretary of the land Office of the said
Commonwealth and the Seal of the said Office bearing date the Twentieth day of
November Anno Domini 1809 for the Consideration therein mentioned did grant
and confirm unto the said John Landis Henry Landis and Abraham Landis (parties
hereto) their Heirs and Assigns for ever as by the said Patent enrolled in
patent Book H vol 2 page 60, reference thereto being had may appear, Together
with all and singular the Houses Outhouses Edifices and Buildings thereon
erected and being and all ways waters water courses woods underwoods Trees
Fences Meadows Hedges Ditches Orchards Gardens Liberties Privileges advantages
Hereditaments and Appurtenances whatsoever threreunto belonging or in anywise
appertaining, And the reversions and Remainders Issues and profits thereof And
also all the Estate Right Title Interest use Trust Property Possession claim
Demand whatsoever of them the said John Landis and Ann his wife Henry Landis
and Mary his wife and Abraham Landis and Ann his wife and each and every of
them at law and in equity or otherwise howsoever of in to and out of the same
Piece or parcel of Land and Premises and every part thereof, To have and to
Hold the said described Piece or Parcel of Land containing by Estimation
Twenty five Acres and allowance as aforesaid (be the same more or less)
Hereditaments and Premises hereby granted and released (or mentioned or
intended so to be) with their Rights members and appurtenances unto the said
Jacob Musser Henry Musser and John Landis their Heirs and assigns To the only
proper use Benefit and Behoof of the said Jacob Musser Henry Musser and John
Landis their Heirs and assigns forever as Tenants in Common and not as joint
tenants, and under the yearly Quit Rent (if any) due for and issuing out of
the same Premises to the Lord or Lords of the fee thereof, And the said John
Landis Henry Landis and Abraham Landis for themselves their Heirs Executors
and Administrators do covenant promise and grant to and with the said Jacob
Musser Henry Musser and John Landis their Heirs and Assigns by these Presents
that they the said John Landis Henry Landis and Abraham Landis and their Heirs
the said described Piece or Parcel of Land hereditaments and Premises hereby
granted and released (or mentioned or intended so to be) with the
appurtenances unto the said Jacob Musser Henry Musser and John Landis their
Heirs and Assigns against them the said John Landis and the said Ann his wife
and his Heirs Henry Landis and the said Mary his Wife and his Heirs and
Abraham Landis and the said Ann his Wife and his Heirs and against all and
every other Person and Persons whomsoever lawfully claiming or to claim the
same or any part thereof by from or under them or any or either of them shall
and will warrant and forever Defend by these Presents. And further that they
the said John Landis and the said Ann his wife and his Heirs Henry Landis and
the said Mary his Wife and his Heirs and Abraham Landis and the said Ann his
wife and his Heirs and all and every other Person and Persons whomsoever now
having or lawfully claiming or hereafter to have or lawfully claim any Estate
Right Title or Interest whatsoever of in to or out of the said Piece or Parcel
of Land and Premises hereby granted or mentioned to be granted with the
appurtenances or any part thereof by from or under them or any or either of
them shall and will from time to time and at all times hereafter upon the
request and at the proper costs and charges in the law of the said Jacob
Musser Henry Musser and John Landis their Heirs or assigns or either of them
make do execute and acknowledge or cause or procure to be made done executed
and acknowledged all and every such further and other lawful and reasonable
Act and Acts Deed and Deeds Device and Devices Conveyances and Assurances
whatsoever for the further better more sure perfect and absolute granting
conveying assuring and confirming the said described Piece or Parcel of Land
Hereditaments and Premises hereby granted and released (or mentioned or
intended so to be) with the Appurtenances unto the said Jacob Musser Henry
Musser and John Landis their Heirs and Assigns forever, as by them or either
of them or by their or either of their cousel learned in the law shall be

This Indenture made the Twenty third day of July in the year of our Lord one
thousand eight hundred and fourteen Between Jacob Musser of the township of
Lampeter county of Lancaster and State of Pennsylvania yeoman and Nancy his
wife of the one part and John Stauffer of the same place yeoman of the other
part, Witnesseth that the said Jacob Musser and Nancy his wife for and in
consideration of the sum of Three hundred thirty Dollars lawful money of
Pennsylvania to them in hand paid by the said John Stauffer at and before the
ensealing and delivery hereof (the receipt and payment whereof they do hereby
acknowledge and thereof do acquit and forever discharge the said John
Stauffier his Heirs Executors and Administrators by these presents) have and
each of them hath granted, bargained, sold, aliened, enfeoffed, released and
confirmed, and by these presents do and each of them doth grant bargain, sell,
alien, enfeoff, release and confirm unto the said John Stauffer and to his
Heirs and Assigns All this the following and described Lot or Piece of Land
situate lying and being in the said township of Lampiter bounded and described
as follows, viz, Beginning at a Stone a corner of the Friends Burial Ground
and standing in the middle of the Philadelphia road, thence by the same North
eighty six degrees West thirty three perches, thence by other land of the said
Jacob Musser South three degrees West eleven perches and an half to a post in
a line of other Land of the said John Stauffer, and thence by the same North
seventy four degrees and an half East thirty five perches to the place of
Beginning, Containing one hundred and thirty two perches and the Allowance for
roads &c (be the same more or less) Being part of a larger tract of land that
Henry Hartman and Mary his wife by their Indenture bearing date the Second day
of fourth month Anno Domini 1798 and for the consideration therein mentioned
did grant and convey unto the said Jacob Musser in fee, as in and by the said
in part recited Indenture recorded at Lancaster in the Office for recording of
Deeds in and for the county of Lancaster in Book D vol 3 page 1 &c, Reference
thereunto being had may more at large appear, Together with all and singular
the houses, out-houses, edifices and buildings thereon erected and being, and
all ways, waters, water-courses, woods, trees, fences, gardens, orchards,
rights, liberties, privileges, advantages, hereditaments and appurtenances
whatsoever thereunto belonging, or in any wise appertaining, and the
reversions and remainders, rents, issues and profits thereof, And also all the
estate, right, title, interest, use, trust, property, possession, claim and
demand whatsoever of them the said Jacob Musesr and Nancy his wife, To have
and to hold the said above mentioned and described Lot or piece of land,
hereditaments and premises hereby granted and released (or mentioned or
intended so to be) with the appurtenances unto the said John Stauffer his
Heirs and Assigns, to the only proper use benefit and behoof of the said John
Stauffer his Heirs and Assigns forever, And the said Jacob Musser for himself
his Heirs Executors and Administrators doth covenant, promise, grant and agree
to and with the said John Stauffer his Heirs and Assigns, by these presents,
that he the said Jacob Musser and his Heirs the said above mentioned and
described Lot or piece of land hereditaments and premises hereby granted and
released (or mentioned or intended so to be) with the appurtenances unto the
said John Stauffer his Heirs and Assigns, against him the said Jacob Musser
and Nancy his wife and their Heirs and against all and every other person or
persons whomsoever lawfully claiming or to claim by from or under him them or
any of them shall and will warrant and forever defend by these presents, And
further that he the said Jacob Musser and his Heirs, and all and every other
person or persons lawfully claiming or to claim any estate, right, title or
interest whatsoever of, in, to or out of the said hereby granted premises, or
any part thereof, by, from or under shall and will from time to time and at
all times hereafter, upon the reasonable request and at the proper costs and
charges in the law of the said John Stauffer his Heirs or assigns, make, do,
execute and acknowledge, or cause and procure to be made, done, executed and
acknowledged all and every such further and other lawful and reasonable act or
acts, deed or deeds, device or devices, conveyances and assurances in the law
whatsoever, for the further, better, more sure, perfect and absolute granting,
conveying, assuring, and confirming the said above mentioned and described lot
or piece of land hereditaments and premises hereby granted and released (or
mentioned or intended so to be) with the appurtenances unto the said John
Stauffer his Heirs and Assigns forever, as by him or them or his or their
cousel learned in the law shall be reasonably advised, devised, or required.

personally came the above named Jacob Musser and acknowledged the above

This Indenture made the Tenth day of April in the Year of our Lord one
thousand eight hundred and nineteen Between Christian Hartman of the Township
of Lampeter in the County of Lancaster and State of Pennsylvania yeoman
Administrator of all and singular the goods and chattels rights and credits
which were of Jacob Musser late of the said Township of Lampiter, yeoman,
deceased, of the one part, and Henry Musser of the Township County and State
aforesaid, yeoman, of the other part, Whereas the said Jacob Musser died
Intestate, seised in his Demesne as of fee (inter alia) of and in the one
undivided third part of a certain Tract or Parcel of Land containing about one
hundred and eight Acres situate in the Township of Drumore in the County of
Lancaster aforesaid with the Appurtenances leaving Issue Four Children all
Minors under the age of twenty one years, and Administration of all and
singular the goods and chattels rights and credits which were of the said
Jacob Musser at the time of his death was in due form of Law granted and
committed to the said Christian Hartman (party hereto), And Whereas at an
Orphans Court held at Lancaster in and for the County of Lancaster on the
eighteenth day of November last past, on the Petition of the said Christian
Hartman Administrator as aforesaid to the same Court, setting forth that at an
Orphans Court held at Lancaster on the sixteenth day of September last, he
made a Settlement of his administration account on the Personal Estate of the
said deceased, that there was a balance of one hundred and seventy six Dollars
and forty one Cents in this hands which appears by the certificate of the
Court, that Since the said Settlement Debts to the amount of about seven
thousand Dollars have come to his knowledge (a schedule whereof is thereto
annexed) for the payment whereof he had no assets, that the Intestate at the
time of his death was seised in his Demesne as of fee, of and in a Tract of
Clear land situate in the Township of Lampiter aforesaid, containing about
eighty three acres and one hundred and thirty perches, and also Fourteen Acres
and forty three perches of wood land situate in Leacock Township, and also the
undivided third part of about one hundred and eight Acres of Land situate in
Drumore Township aforesaid, The Petitioner therefore prayed the Court to make
an Order impowering him to sell and convey the Premises aforesaid with the
appurtenances to pay the said Debts and Maintain and Educate the Minor
Children of the said deceased, Whereupon it was ordered by the said Court that
the said Petitioner should expose the said Premises to sale by way of Public
vendue or outcry on Friday the Eighteenth day of December (then) next, that
notice thereof should be given according to Law, and that he should make
report of his Proceedings to the (then) next Court, In Pursuance of which said
order the said Christian Hartman (after due and legal notice by him given of
the time and place of sale) did expose the Premises aforesaid to sale by way
of Public Vendue, And sold the said one undivided third part of the said Tract
or Parcel of Land situate Drumore Township aforesaid to the said Henry Musser
(party hereto) at and for the sum of two hundred and sixty seven dollars
lawful money of the United States, that being the highest sum bid and he the
said Henry Musser being the highest and best Bidder at the said sale for the
same, which sale at an Orphans Court held at Lancaster in and for the said
County of Lancaster one the Twenty sixth day of December last past was
approved of and confirmed by the said Court and ordered to be and remain firm
and stable forever, as in and by the records and proceedings of the said Court
reference to them being had will appear. Now this Indenture witnesseth that
the said Christian Hartman Administrator as aforesaid for and in consideration
of the said Sum of two hundred and sixty seven dollars lawful money of the
United States to him well and truly in hand paid by the said Henry Musser at
or before the sealing and Delivery hereof (the receipt and payment whereof he
doth hereby acknowledge and thereof acquit release and discharge the said
Henry Musser his heirs executors and administrators by these presents) hath
granted bargained sold aliened enfoeffed released and confirmed and by these
Presents Doth grant bargain sell alien enfeoff release and confirm unto the
said Henry Musser his heirs and assigns the one equal undivided third part of
in to and out of all that certain tract or Parcel of land above mentioned
situate and being in the said Township of Drumore in the County of Lancaster

Corner of Lands of Michael John and George Withers and from thence extending
by lands of James Cummins South eighty one degrees and a half west fifty three
perches and seven tenths to a post south ten degrees and a quarter west sixty
one perches to a post a corner of land of the widow Mcfarland thence by the
said Widow McFarland's land and Land of the Widow Raub respectively North
sixty eight degrees West sixty seven perches to a black oak north forty six
degrees and a quarter West sixty seven perches and six tenths to a chestnut
north thirty four degrees and a quarter west twenty three perches to a
chestnut and north eight degrees east thirty one perches to a hickory stump a
corner of land of John Henry and Abraham Landis thence by the same the four
courses and distance next following to wit, North eighty four degrees East
thirty perches to a post, north forty five degrees and a half East forty
perches to a chestnut, north seven degrees and a half East eighty three
perches and eight tenths to a Black oak and north twenty three degrees and a
quarter East twenty one perches and two tenths to a poplar a corner of the
said Michael John and George Withers land and thence by the same the following
courses and distance viz South thirty degrees and a quarter East fifty three
perches and two tenths to a hickory South eleven degrees West Seventy one
perches to a chestnut south forty nine degrees and a half East seventy four
perches to a heap or pile of stones, thence North twenty three degrees East
about twelve perches to a post, North seventy two degrees East about twenty
one perches to a post and South twenty four degrees and three quarters East
about forty seven perches and two tenths to the place of Beginning, Containing
one hundred and fifteen Acres and an half neat measure, It being composed and
made up of two certain Tracts Pieces or Parcels of Land one of them Containing
eighty three Acres and allowance which the Commonwealth of Pennsylvania by
patent or Grant bearing date the eighth day of December in the year of our
Lord one thousand eight hundred and nine (enrolled in patent Book H vol 1 page
668) for the consideration therein mentioned did give grant and confirm unto
the above named Jacob Musser Henry Musser and a certain John Landis in fee,
and the other of them containing by estimation Twenty five Acres which John
Landis and Ann his Wife Henry Landis and Mary his Wife and Abraham Landis and
Ann his wife by Indenture dated the fifteenth day of December one thousand
eight hundred and nine for the Consideration therein mentioned did grant and
confirm unto the said Jacob Musser Henry Musser and John Landis in fee as in
and by the said recited Patent and Indenture reference to them respectively
being had appears, Together with a like third part of all and Singular the
Houses out houses edifices and Buildings thereon erected and being and of all

Know all men by these presents that I Henry Hartman of the township of
Lampiter in the County of Lancaster and State of Pennsylvania yeoman the
Guardian duly appointed by the Orphans Court in and for the said County of
Lancaster over the estates of Joseph Musser and Henry Musser minor sons of
Jacob Musser late of the said township of Lampiter in the county of Lancaster
aforesaid, yeoman deceased, have on the day of the date hereof had and
received of and from Christian Hartman Administrator of all and singular the
goods and chattels rights and credits which were of the said Jacob Musser
deceased the sum of three thousand and seventy six dollars and eighty cents
lawful money of the United States, that is to say, the sum of fifteen hundred
and thirty eight dollars and forty cents for each of my wards the said Joseph
Musser and Henry Musser, in full of and for the several and respective parts
or shares proportions and dividends of them the said Joseph Musser and Henry
Musser of and in the estates real and personal of the proceeds of the estate
real and personal of the said Jacob Musser deceased agreeably to the account
of the said Christian Hartman duly settled and passed before the Register on
the fourteenth day of August in the year of our Lord one thousand eight
hundred nineteen, and approved of and confirmed by the Orphans Court held at
Lancaster in and for the said County of Lancaster on the twenty first day of
September last past, and in full of and for all accounts and demands
whatsoever against him the said Christian Hartman and the estate, real and
personal of the said Jacob Musser deceased by them the said Joseph Musser and
Henry Musser or either of them. In Consideration whereof I the said Henry
Hartman for myself and for and in behalf of my wards the said Joseph Musser
and Henry Musser and each of them their and each of their heirs executors and
administrators, Have remised released and forever quit claimed and by these

goods and chattels rights and credits which were of the said Jacob Musser
deceased the sum of three thousand and seventy six dollars and eighty cents
lawful money of the United States that is to say, the sum of fifteen hundred
and thirty eight dollars and forty cents for each of my wards, the said Jacob
Musser and Martin Musser, in full of and for the several and respective parts
of shares, proportions and dividends of them the said Jacob Musser and Martin
Musser of and in the estate real and personal of the proceeds of the estate

personal of the said Jacob Musser deceased by them the said Jacob Musser and
Martin Musser or either of them. In consideration whereof I the said Henry
Musser for myself and for and in behalf of my wards the said Jacob Musser and
Martin Musser and each of them their and each of their heirs executors and
administrators have remised released and forever quit claimed and by these
presents Do remise release and forever quit claim unto the said Christian
Hartman his heirs executors and administrators All and all manner of action
and actions cause and causes of action and actions suits controversies
accounts reckonings and demands whatsoever which against him for my said wards
Jacob Musser and Martin Musser or either of them ever had or now have and
which against him his heirs executors or administrators for my said Wards
Jacob Musser and Martin Musser or either of them their or either of their
heirs executors or administrators can or may have claim challenge or demand
for or on account of the estate real and personal or the proceeds of the
estate real and personal of the said Jacob Musser deceased or any part thereof
or any proceedings dealings or transactions whatsoever of him the said

This Indenture made the tenth day of August in the year of our Lord one
thousand eight hundred and Nineteen Between Christian Hartman of the township
of Lampiter in the County of Lancaster rand State of Pennsylvania, yeoman,
Administrator of all and Singular the goods and chattles rights and credits
which were of Jacob Musser late of the said township of Lampiter in the County
of Lancaster aforesaid, Yeoman, deceased, of the one part and David Groff of
the township County and State aforesaid, yeoman, of the other part, Whereas
Henry Hartman and Mary his Wife in and by their certain Indenture bearing date
the second day of the fourth Month (April) in the year of our Lord one
thousand seven hundred and ninety eight for the consideration therein
mentioned did grant and confirm unto the above named Jacob Musser his heirs
and assigns Two certain Tracts of parcels of land, one of them situate and
being in the said township of Lampiter in the County of Lancaster aforesaid
Containing Seventy two acres and forty seven perches and the other of them
situate and being in the township of Leacock in the County of Lancaster
Containing Fourteen Acres and forty three perches according to the courses and
distances bounds and limits therein particularly specified and described with
the appurtenances, To hold the same to him the said Jacob Musser his heirs and
assigns forever, as in and by the said recited Indenture recorded in the
Office for recording of Deeds in and for the County of Lancaster in Book D vol
3 page 1 &c reference thereto being had will more fully and at large appear,
And Whereas George Pressler and Freany his wife in and by their certain
Indenture bearing date the eleventh day of the fourth month (April) in the
year of our Lord one thousand seven hundred and ninety nine for the
consideration therein mentioned did grant and confirm unto the said Jacob
Musser his heirs and assigns a certain tract or parcel of land situate and
being in the said township of Lampiter in the County of Lancaster aforesaid by
metes and Bounds therein particularly specified and described, containing
twelve Acres and thirty three perches with the appurtenances to hold the same
to him the said Jacob Musser his heirs and assigns forever, As in and by the
said recited Indenture reference thereto being had may more fully and at large
appear, By force and virtue of which said two recited Indentures and of some
other good and sufficient conveyances and assurances in the law duly had and
executed he the said Jacob Musser became lawfully seised in his Demesne as of
fee (among other lands) of and in the three tracts of parcels of land above
mentioned with their appurtenances, And having sold and conveyed unto John
Stauffer a certain piece or parcel of Land containing about one hundred and
thirty perches (more or less) part and parcel of the tract or parcel of Land
first above mentioned died Intestate, seised and possessed of the residue or
remainder thereof with the appurtenances, leaving Issue Four children then
(and yet) Minors under the age of twenty one years, and Administration of all
and singular the goods and chattels rights and credits which were of the said
Jacob Musser at the time of his death were in due form of Law granted and
committed unto the said Christian Hartman (party hereto), And Whereas at an
Orphans Court held at Lancaster in and for the said County of Lancaster on the
Eighteenth day of November in the year of our Lord one thousand eight hundred
and eighteen before the President and Associate Judges of the same Court, on
the Petition of the said Christian Hartman Administrator as aforesaid to the
same Court, setting forth that at an Orphans Court held at Lancaster on the
sixteenth day of September (then) last past, he had made a Settlement of his
Administration Account on the personal Estate of the said Deceased and that
there was a Balance of one hundred and seventy six Dollars and forty one cents
in his hands as appears by the Certificate of the said Court, that since the
said Settlement Debts to the amount about seven thousand Dollars have come to
his knowledge (a Schedule whereof is thereto annexed) for the payment whereof
he had no Personal Assets and praying the Court to grant an Order for the Sale
of the Real Estate of the said deceased to pay the said Debts and maintain and
educate the Minor Children of the said deceased, It was Ordered by the said
Court that the said Administrator should on Friday the eighteenth day of
December (then) next expose the said Real Estate to sale by way of Public
Vendue or outcry, that the sale be held on the mansion farm late of the said
Deceased, that legal notice of the time and place of Sale should be given and
that he should make report of his proceedings therein to the (then) next
Orphans Court to be held for the said County, In pursuance of which said Order
the said Christian Hartman Administrator as aforesaid did on the day and at
the place in the same order mentioned expose the real estate of the said
deceased to sale by way of Public Vendue or outcry, And at the said sale (of
which due and legal notice was given) did sell the said three tracts or
parcels of Land above mentioned now included in two Surveys and Containing
together (according to a recent Survey thereof made) Ninety six Acres one half
and forty seven perches neat measure with the appurtenances to the said David
Groff (Party hereto) at and for the sum of one hundred and thirty seven
Dollars lawful money of the United States per Acre, amounting in the whole to
the sum of Thirteen thousand two hundred and sixty Dollars and seventy four
cents, that being the highest sum bid and he the said David Groff being the
highest and best bidder at the said sale for the same, Which sale at an
Orphans Court held at Lancaster in and for the County of Lancaster aforesaid
on the twenty sixth day of December last past was approved of and confirmed
and ordered to be and remain firm and stable forever, as in and by the records
and proceedings of the said Court reference to them being had will appear, Now
this Indenture Witnesseth that the said Christian Hartman as well for and in
consideration of the sum of Two thousand and thirty four Dollars and thirty
three cents (part of the said purchase Money) retained by and left in the
hands of the said David Groff which he hath undertaken and assumed to pay and
distribute at the times and in manner hereinafter mentioned as [sic, and?] of
the further sum of Eleven thousand two hundred and twenty six Dollars and
forty one cents lawful money of the United States (residue of the said
consideration money) to him in hand well and truly paid by the said David
Groff at or before the sealing and delivery hereof the receipt and payment
whereof he the said Christian Hartman doth hereby acknowledge and thereof doth
acquit release and discharge the said David Groff his heirs executors and
administrators by these presents hath granted bargained sold aliened enfeoffed
released and confirmed, and by force and virtue of the said recited Order of
Orphans Court and of the acts of Assembly of the said State of Pennsylvania in
such cases made and provided by these presents, Doth grant bargain sell alien
enfeoff release and confirm unto the said David Groff his heirs and assigns
all those two certain tracts or parcels of land one of them composed and made
up of the residue unsold of the first and last above mentioned tracts or
parcels of Land situate and being in the said township of Lampiter in the
County of Lancaster aforesaid bounded and described as follows, to wit,
Beginning at a post (formerly a stone) standing in the line of John Stauffers
land on the west side of Mill Creek thence up 9and crossing) the said Creek
about one perch distant from the same along the line of William Daniels land
the nine Courses and distances next following, to wit, North eight degrees and
a quarter East twenty six perches and five tenths to a stone, North thirty
degrees and a quarter East seven perches and five tenths to a stone, North
forty nine degrees and three quarters East eight perches to a white oak, North
fifty degrees and three quarters East seventeen perches to a white oak, north
forty eight degrees east (crossing the old Provincial road) thirty five

tenths to a post in the middle of a public road, thence along the middle of

five tenths to a stone a corner of land now or late of Martin Hoke, thence by
the same North eighty six degrees and a half west forty seven perches and five
tenths to a post south three degrees and a half west fifty nine perches and
five tenths (crossing the said Provincial Road) to a post in the middle of
another Public road and thence along the middle of the same road South seventy

mentioned Tract or parcel of land situate and being in the said township of

Land and from thence extending by land of Abraham Eby and John Bender
respectively South seventy four degrees west fifty four perches and four
tenths to a Stone in a line of Land of Isaac Conard, thence by the same North
thirty two degrees west forty perches to a stone, North seventy four degrees
East sixty five perches and five tenths to a stone in a line of Christian
Rush's land, and thence partly by the same and partly by the said James Parton
Henderson's Land South fifteen degrees and three quarters East thirty eight
perches and two tenths to the place of Beginning, Containing Fourteen acres
one quarter and thirteen perches neat measure, Together with all and singular
the houses outhouses edifices buildings thereon and on each of them erected
and being, and all ways waters water courses woods underwoods these fences
meadows orchards gardens liberties privileges advantages hereditaments and
appurtenances whatsoever thereunto belonging or in anywise appertaining and
the reversions and remainders rents issues and profits thereof and also all
the Estate right title Interest use trust property possession Claim and demand
whatsoever of hi the said Jacob Musser at and immediately before the time of
his death at law and in equity or otherwise howsoever of in to and out of the
same two tracts or parcels of Land and premises and every or any part thereof,
To have and to hold the said two tracts or parcels of Land above described
containing together ninety six acres one half and forty seven perches neat
measure hereditaments and premises hereby granted and released (or mentioned
or intended so to be) with the appurtenances unto the said David Groff his
heirs and assigns to the only proper use benefit and behoof of the said David
Groff his heirs and assigns forever, At and under the yearly quit rents to
become due and payable for the same from and after the first day of April last
to the Lord or Lords of the fee thereof, And Subject to and charged with the
said sum of $2034.33 cents and the yearly interest thereof which said Interest
is to be paid to Ann Kendig, late Ann Hartman widow and relict of Jacob
Hartman deceased yearly during the term of her natural life and at her death
the sum of $2034.33 cents is to be paid and distributed to and amongst all the
children of the said Jacob Hartman deceased or their legal representatives
agreeably to law, And the said Christian Hartman for himself his heirs
executors and administrators doth covenant promise and grant to and with the
said David Groff his heirs and assigns by these presents that he the said
Christian Hartman hath not at any time hereto fore done or committed or caused
to be done or committed any act matter or thing whatsoever whereby or by means
whereof the said hereby granted premises or any part thereof is are or can or
may be impeached charged or incumbered in Title charge Estate or otherwise
howsoever. In witness whereof the said parties to these presents have
hereunto set their hands and seals the day and year first above written.
