Lancaster Co PA Deeds F-401, dated 1 Mar 1754:
This Indenture made the first day of March Anno Dom One thousand seven
hundred and fifty four Between Henry Landes of Manheim Township in the County
of Lancaster and Province of Pennsylvania yeoman and Maria his wife of the one
part and Hans Shrans of the Township of Warwack and County and Province
aforesaid yeoman of the other part, Witnesseth that the said Henry Landes and
Maria his wife for and in Consideration of the sum of five Hundred Pounds
Lawful Money of the Province to them paid before the Ensealing and Delivery of
these Presents the Receipt whereof is hereby Acknowledged and the said Henry
Landes and Maria his wife and each of them therewith fully Content and paid
and the said Hans Shrans his heirs Executors Administrators and every of them
forever Exonerate and discharge thereof hath Granted Bargained Sold Aliened
Remised Released Enfeoffed and Confirmed and by these presents doth grant
bargain sell alien Remise Release Enfeoff and Confirm unto the said Hans
Shrans and to his heirs and Assigns All that Certain Tract of Land Messuage or
Plantation situate lying and being in the Township of Warwick and County of
Lancaster aforesaid Beginning at a Hickory in the line of land of Jacob Herb
and Extending by other Land of the said Henry Landes South thirty four Degrees
East thirty four perches to a post by the Brink of Cacollico Creek, Thence
Cross the same and Down the several courses thereof one Hundred and Twelve
Perches to a swamp Oak thence by the said Land South Sixty two Degrees East
thirty two perches to a post, thence by George Ebeys and Abraham Wolf's Land
North twenty Degrees East One hundred and thirty Perches to a Black Oak and
thence by Land of Enock Ryar North west by North Ninety perches to a Black Oak
and thence by Land of the said Jacob Herb South West One hundred and ninety
Perches to the Place of Beginning, Containing one hundred and Nineteen Acres
of Land and the usual Allowance of six Acres P Cent for Roads etc, it being
part of a Larger Tract that was Granted in Fee to the said Henry Landes by the
Honble Propriataris by their Certain Patent bearing date the 14th day of July
A.D. 1741 and Recorded in the Rolls Office for the City and County of
Philadelphia in Patent Book A Vol 9 Page 410 etc, the 12th of Sepr 1741, All
and Singular the said above mentioned one Hundred and nineteen Acres of Land
and Allowance Hereditaments and Premises together with all the Houses Mills
Barns Buildings Improvements Orchards Gardens Fields Meadows Woods Waters
Water courses Roads Rights Privileges Rents Issues Profits and Appurtenances
whatsoever to the same belonging or in any wise appertaining and all and
Singular the Estate or Estates Reversion and Remainders thereof and the true
Copies of all Deeds Evidences and writings relating to the same to be had and
taken at the proper Costs of the said Hans Sharns his heirs and Assigns, To
Have and to hold the said above mentioned Lands Hereditaments and Premises
hereby Granted Bargained and sold or mentioned so to be with all and every of
their Appurtenances to him the said Hans Shrans his heirs or Assigns to the
only proper use benefit and behoof of him the said Hans Shrans and to his
Heirs or Assigns forever Subject Nevertheless to a proportionable part of the
yearly Quit rents from henceforth to become due to the Chief Lord or Lords of
the fee thereof and further the said Henry Landes and Maria his wife for them
and each of them their heirs and Assigns do Promise Grant and agree that they
and every of them the said Hans Shrans his heirs or Assigns in the sure Quiet
and Peaceably Possession of the Premises against them the said Henry Landes
his Heirs Executors and Admirs and Maria his wife her heirs Exrs and Admrs or
any other person or Persons whatsoever to the Premises lawfully claiming shall
and will Warrant and forever Defend and shall make Sign Seal and Execute or
Cause so to be made and Executed all such further and other Reasonably Acts
Deeds Devices or Assurances whatsoever as by the said Hans Sharns his heirs or
Assigns or as by their Council in law or Equity shall be reasonably Advised
devised or required for the more Perfect Granting Conveying Confirming and
Assuring the Premises with their Appurtenances to him the said Hans Shrans and
to his heirs and Assigns forever. In Witness whereof the said Henry Landes
and Maria his wife hath hereunto set their hands and Seals respectively the

Be it remembered that on the fourth day of March A.D. 1754 Before me the
Subscriber one of his Majestrates for the County of Lancaster personably
appeared the above named Henry Landes and Maria his wife the said Maria being
first duly examined apart from her said Husband Signified her free Consent and
approbation and both Acknowledged the above Instrument to be their Deed and
Desired the same to be recorded accordingly. In Witness whereof I have
hereunto set my hand and Seal. Robert Thompson.
