This Indenture made the twenty Eighth day of April in the Year of our Lord
one thousand Seven hundred and forty three Between Hans Groff of Earl township
in the County of Lancaster Province of Pennsylvania yeoman and Susanna his
wife of the one part and Daniel Groff Son of the said Hans in the township and
County aforesaid yeoman of the other part, Whereas John Penn Thomas Penn and
Richard Penn by their Patent under the Great Seal of the said Province did
grant and Confirm unto the said Hans Groff a Certain Tract or Parcel of Land
in the said Province situate bounded an d limited as therein described
Containing by Estimation fourteen hundred and nineteen Acres besides the
Allowance of Six percent Under the yearly quit Rents Clauses and Conditions in
the said Patent set forth and described recourse being thereunto had it may
more at large appear, Now this Indenture Witnesseth that the said Hans Groff
and Susanna his Wife as well for and in Consideration of the sum of twenty
pounds Current Money of the said Province to them in hand paid by the said
Daniel Groff as also for the Natural Love and Affection that they have and
bear to their Son Daniel Groff Hath Granted bargained sold aliened Enfeoffed
and Confirmed and by these presents doth grant bargain sell alien Enfeoff and
Confirm unto the said Daniel Groff all that Piece or Parcel of Land Situate in
Earl township aforesaid, Beginning at a fence at a corner of other land of the
said Daniel Groff thence South by East by the Land of Mark Groff two hundred
and forty six perches to a post, thence East by North by the land of said Hans
Groff two hundred and thirty five perches to a white oak, thence North by West
by the same thirty two perches to a post, thence North eighty two degrees West
by the land of Andrew Moseman one hundred and eighteen perches to a Post,
thence North by West by the Same one hundred and twenty eight perches to a
black oak thence N 82 degrees W by said Land of Daniel Groff 130 perches to
the beginning, Containing 200 acres and allowance Together with all the houses
buildings gardens orchards fields meadows ways waters water courses Timber and
Trees Lands Tenements hereditaments and Appurtenances to the said two hundred
Acres of Land belonging or in any wise appertaining and the reversions and
Remainders Rents Issues and Profits thereof And all the Estate rights title
Interest Use Possession Trust Property Claim and Demand whatsoever of them the
said Hans Groff and Susanna his Wife of in and to the above mentioned two
hundred Acres of Land and Premises and true copies of all Deeds Evidences and
Writings Concerning the same to be had and taken at the Charge of the said
Daniel Groff his heirs and assigns, To Have and To Hold the said Messuage and
tenements and premises hereby granted or mentioned to be granted with the
Appurtenances unto the said Daniel Groff and his heirs to the only proper use
and behoof of the said Daniel Goff his heirs and Assigns forever, Under the
yearly quit rent hereafter becoming payable to the Chief Lord of the fee
thereof, And the said Hans Graff and Susanna his Wife and their heirs the said
two hundred acres of Land and Premises hereby Granted unto the said Daniel
Groff his heirs and Assigns against him the said Hans Groff and Susanna his
Wife their heirs and assigns and against all and every other Person or Persons
lawfully Claiming or to Claim by from or under him them or any of either of
them Shall and will Warrant and forever defend by these Presents. In Witness
whereof the said Parties to these Presents have interchangeably set their
hands and seals hereunto dated the day and year first above written. Hans
