This Indenture made the twenty fourth day of March in the year of our Lord one thousand eight hundred and forty between Jacob Seitz of Manor Township in the County of Lancaster and State of Pennsylvania Preacher and Elizabeth his Wife of the one Part, And Jacob Seitz Junior of the same place Yeoman of the second part, Witnesseth that the said Jacob Seitz and Elizabeth his wife for and in consideration of the sum of ten thousand four hundred and ninety five Dollars and twelve and a half cents lawful Money of the United States of America unto them well and truly paid by the said Jacob Seitz Junior at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted bargained, sold, aliened, enfeoffed, released, conveyed, and confirmed and by these presents Do grant, bargain, sell, alien, enfeoff, release, convey, and confirm unto the said Jacob Seitz Junior and to his heirs and assigns all that certain messuage and plantation or tract of land situate in the Township of Manor in the County of Lancaster aforesaid bounded and described as follows, to wit, Beginning at a post, thence by land of John Newcommer South fifty eight Degrees and a half East fifty six perches to a post and North eighty nine Degrees and three quarters East eighteen perches to a post, thence by land of Benjamin Hershey South four degrees and a half West one hundred and two perches to a post, thence by land of John Newcommer North thirty eight Degrees west nine perches to a post and North eighty five Degrees west one hundred and twenty two perches to a Stone, thence by lands of John Seitz the elder following courses and distances to wit, South five Degrees East twelve Perches and two tenths to a stone, South eighty four Degrees and a quarter west one hundred perches to a white oak, South six degrees and a half West fifty seven perches and a half to a Black Oak, South Degrees and a half East thirty perches and three tenths to a post, North two degrees west fourteen perches to a post, North nine Degrees and three quarters east one hundred and eight perches and a half to a post, North fourteen Degrees East one perch and eight tenths to a post, South eighty five Degrees East thirty six perches to a post, South fourteen Degrees West twenty perches and a half to a post, South eighty six Degrees east Seven perches and six tenths to a post, and South two degrees and three quarters West thirty seven perches and two tenths of a perch to the place of Beginning, Containing one hundred and sixteen acres and ninety eight perches of land, more or less, it being the same premises which John Seitz and others by their Release bearing date the seventeenth day of September Anno Domini one thousand eight hundred and twenty three for the consideration therein mentioned did Release grant and convey unto Jacob Seitz (party hereto) and to his heirs and assigns forever, as in by the said recited Release Recorded in the Recording Office of Lancaster County in Book A Vol 5th page 188 relation thereunto being had will more fully and at large appear, Together with all and singular the Buildings improvements ways waters water courses rights liberties privileges hereditaments and appurtenances whatsoever thereunto belonging or in any wise appertaining, and the reversions and remainders, rents, issues, and profits thereof, and all the estate right title interest property claim and demand whatsoever of them the said Jacob Seitz and Elizabeth his Wife in law, equity, or otherwise howsoever of in and to the same and every part and parcel thereof, To have and to hold the said above described Messuage and plantation or tract of land hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances unto the said Jacob Seitz Junior his heirs and assigns to and for the only proper use and behoof of the said Jacob Seitz Junior his heirs and assigns forever, And the said Jacob Seitz for himself his heirs executors and administrators Doth by these presents covenant grant and agree to and with the said Jacob Seitz Junior his heirs and assigns that he the said Jacob Seitz and his heirs all and Singular the hereditaments and premises herein above described and granted or mentioned and intended so to be with the appurtenances unto the said Jacob Seitz Junior his heirs and assigns against him the said Jacob Seitz and his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof by from or with him them or any of them shall and will at all times Warrant and forever Defend. In Witness whereof the said parties to these presents have hereunto interchangeably set their hands and seals Dated the day and year first above written. Jacob Seitz, Elizabeth (X) Seitz.
Sealed and delivered in the presence of us, Tobias Seitz, Jacob Myers.
Received the day of the date of the above Indenture of the above named Jacob Seitz Junior the Sum of ten Thousand four hundred and ninety five Dollars and twelve and a half cents it being the consideration money above mentioned in full, $10495.12 1/2. Jacob Seitz.

Be it Remembered that on the twenty fourth day of March Anno Domini one thousand eight hundred and firty before me the Subscriber one of the Justices of Peace in and for said County personally appeared the above named Jacob Seitz and Elizabeth his wife and in due for of law acknowledged the above Indenture to be their act and deed and desired the same might be recorded as such and the said Elizabeth being of full age and separate and apart from her husband by me examined [Ref: LancasterCoPA Deeds 6Q-119]
