This Indenture made the twenty eighth day of November in the year of our
Lord one Thousand seven hundred and sixty three Between Phillip Miller of
Whitemarsh Township in the County of Philadelphia yeoman and Barbara his Wife
of the one Part and Nicholas Kroger of Tinicume Township in the County of
Bucks, Weaver, Whereas by Pattent of the Seventy day of February in the year
of Our Lord 1744 Under the Great Seal of the Province of Pennsylvania was
granted unto John Johnson and to his Heirs and Assigns forever as in Fee a
Certain Tract of land situate in Matborough Township in the County of
Philadelphia containing one hundred and fifty acres with Allowance of six
percent for Roads and highways as in and by the Said recited Patent Recorded
in the Rolls Office of Philadelphia Pattent Book A vol 11 page 970, Relation
being thereunto had more fully and large appear, and the said John Johnson and
Agnes his wife by Indenture bearing the date eighth day of January 1753 for
the Consideration therein mentioned did grant bargain sell release and confirm
unto the above named Phillip Miller and to his Heirs and assigns forever as in
fee one hundred and twenty one acres and eighty eight perches of land part of
the above mentioned 150 acres, Now this Indenture Witnesseth that the said
Phillip Miller and Barbara his Wife for and in Consideration of the sum of
Three Hundred and Fifty Pounds Lawfull Money of Pennsylvania unto them in hand
will and truly Paid by the Said Nicholas Kroger at and before the Sealing and
Delivery hereof the Receipt whereof is hereby acknowledged have Granted
Bargained Sold Alliened Enfeoffed Released Confirmed and by these Presents Do
Grant Bargain Sell Allien Enfeoff Release and Confirm unto the said Nicholas
Kroger and to his Heirs and Assigns the above mentioned Tract or Parcel of
Land Beginning at a White Oak a Corner of John Yakels Land Thence by the Same
North West Fifty one Perches to a Post a Corner of John Titter Baumans Land
Thence By the Same North East one Hundered and Eighty Perches to a Stone Set
for a corner of Adam Richabackers land Thence by the same South East Eighty
Perches to a Post and North East Sixty Perches to a Post in the Line of George
Breys Land Thence by the same and by Land of Philip Kohler South East forty
three Perches to a Post a Corner of Michael Kabels land Thence by the same
South West One hundred and eighty three perches to a White Oak a Corner of
Philip Ricts Land Thence by the Same North West Seventy Two Perches to a Post
and South West Fifty Seven Perches to the Place of Beginning, Containing one
hundred and Twenty One Acres and Eighty Eight Perches of Land with the
Allowance aforesaid Together Also with all the Singular the Buildings
Improvements Ways Waters Water Courses Woods Underwoods Fishings Trawlings and
Huntings Rights Liberties Profits Privilidges Herediataments and Purtenances
whatsoever thereunto belonging or in anywise appertaining and the Reversions
and Remainders Rents issues and profits thereof and all the estates rights
titles interests Also Possession Property Claim and Demand of them the said
Philip Miller and Barbara his Wife in or to or out of the hereby granted
premises or any part of Parcel thereof saving and excepting all such Miles as
the Said recited Patent Specifies to have and to Hold the said One hundred and
Twenty one acres and eighty Eight perches of Land with the Allowances
aforesaid Hereditaments and Premisses hereby granted or mentioned to be
granted with the appurtenances, Except before Excepted, Unto the said Nicholas
Kroger his Heirs and assigns to the only proper use and behoof of him the said
Nicholas Kroger his Heirs and assigns for ever under the yearly quit rent of
one half penny to every Acre from henceforth to become due and payable to the
Chief Lord of the Fee thereof agreeable to the Contents of the first recited
Patent and the said Phillip Miller and Barbara his Wife and their heirs the
said Land and Premises Hereditaments and Appurtenances Except before Excepted
hereby granted or mentioned so to be unto the said Nicholas his Heirs and
Assigns against them the said Phillip Miller and Barbara his Wife and they
Heirs and Assigns and Against all and every other Person and Persons
whatsoever Lawfully Claiming or to Claim by from or under him her them or any
of them Shall and will Warrant and for ever defend by these presents and that
the said Phillip Miller and Barbara his Wife and their heirs shall and will
from time and at all times hereafter upon the reasonable request Cost and
Charges in Law of the Said Nicholas Kroger his Heirs or assigns make do
Acknowledge and Execute or cause so to be all and every such further and other
lawfull and reasonable acts deeds matters and things whatsoever requisite and
necessary for the further and more sure making and conveying the hereby
bargained premises with the appurtenances except before excepted unto the said
Nicholas Kroger his Heirs and Assigns according to the time Intent and Meaning
hereof as he the said Nicholas Kroger his Heirs and Assigns his or their
Council learned in the Law shal reasonable devise or advise and require. In
Witness Whereof the said Parties to these Presents have hereunto
interchangeably set their hands and seals the day and year first above

Received the day of the Date of the within written Indenture the within

Davies Esq one of the Justices came Philip Miller and Barbara his Wife and
Acknowledged the above written Indenture to be their act and deed desiring the
